FHA Loans are perfect for not only well qualified borrowers who want to hold onto their cash and put up a small down payment, but also for those who may have challenged credit, high debt to income ratios or are interested in maximizing their cash out opportunities on a refinance.

FHA Home Improvement 203k
The FHA 203K program is perfect for those who are interested in purchasing or refinancing a home and would like to upgrade, remodel or add onto the home. Unlike typical expensive construction loans a 203K loan allows you to finance improvements at a low rate even if you have very little or no equity.

FHA and VA Construction Loans
FHA and VA Construction loans allow borrowers with credit as low as 580 to build their dream home, including the purchase of the lot. FHA requires a minimal down payment of 3.5% of the finished value and with a VA Construction loan borrowers can finance 100% of the cost to purchase the lot, the build and all closing costs.

Reverse Mortgages
Reverse mortgages are a great way for Seniors to access the equity in their homes without incurring a monthly payment. Seniors who take advantage of a Reverse Mortgage are able to take out cash upfront as well as monthly draws against their equity. This allows them to increase their quality of life financially without having to sell their home or make a monthly mortgage payment.

VA Loans
VA loans are perfect for Veterans who would like to either purchase with no money down or withdraw cash from their home equity up to 100% of the value. VA loan rates are lower than typical conventional loans and no month mortgage insurance. Conventional Financing

Investor Fix and Flip
Thinking of doing some short term Real Estate Investing? We have Fix and Flip financing available for investors who need fast close funds and can even include 100% of the repair costs. Qualifying is equity based and we use the after improved value to determine the LTV. The investor must show that they have the ability to service the payments for 6 months if necessary and thats it.
